We offer stand alone Tenant Placement and also complete turn key management services as well.  Many times Owners that may live in the area elect to manage the property themselves and have us find a highly qualified Tenant for them.  
That is why we highly suggest that you hire us for Tenant Placement Services for you.  We only charge a 1 time fee and never a cent more after.

Finding a high quality Tenant makes all of the difference in being able to successfully manage your rental and be profitable.  A bad Tenant can cost you thousands upon thousands of dollars in lost rent and maintenance costs.  And they can cause this damage in a relatively short period of time.

We had an Owner in 2015 that hired us because they had placed a Tenant that, in 3 short months, had not paid 1 dime of rent, absolutely destroyed their hard wood floors, destroyed the back yard, put holes in walls that required complete drywall replacement, painting, etc.  It was atrocious.  All in all, the repairs to get the property back to normal were over $9,500. All for a $1,250/mo rental that she only had $500 in a security deposit.

Screening Process

First off, we are the most detail oriented property management company when it comes to screening Tenants.  Tenants can easily be deceitful in the goal of keeping you away from the truth about themselves and their lives.  They have been known to:
  • Place their friends phone number in the place of their Boss.  So then when you call for job and income verification you are actually talking to their friend.  We have ways to 100% guarantee that does not happen.
  • When you talk to their landlord, if they are a poor performing Tenant, guess what?  That landlord will tell you exactly whatever they feel like they need to tell you to get the Tenant out of their hair.  They will lie to you because they know they have a problem Tenant on their hands.  They want their problem to be your problem.  We have ways to get around this 100% of the time as well.
  • We have perform complete background, criminal and credit score reports.  This allows us to find out their financial past, criminal and rental locations.  We then perform due diligence on these items and ensure that they all line up and make sense.  We only want the best of the best Tenants for our rentals.
  • When we meet with your prospective Tenants, we analyze everything.  We watch how they act, how they treat us, the property and everything and everyone around them.  If there are any red flags, we note it.  
  • We look at their car.  If their car is messy and dirty, then odds are that they will keep their house like this as well. We also drive by their current rental and find the current property that they live in.  If they do not do a good job of maintaining the property well, then we will not rent to them.  The more information we can gather about a prospective the Tenant, the better your rental investment is protected.
